The Croatian Property Market
Historically, the laws governing the ability of foreign nationals to purchase or otherwise own real estate in Croatia were restrictive. Of course, a great deal of this reflects the reality that through much of its history, Croatia was under the governance of other countries. For a significant part of its history, Croatia has been occupied or otherwise controlled by foreign governments.

In any event, beginning in about 1990, there has been a slow liberalization of the laws pertaining to the purchase and ownership of real estate in Croatia.

Investment Property in Croatia

With the slow liberalization of land ownership laws in Croatia — which will be discussed further and in more detail later — some foreign investors have begun to put money into Croatian real estate. However, there has not been a great rush by foreign nationals towards the investment in real property in Croatia.

There remains some uncertainty on the part of investors in regard to the stability of Croatia. Of course, Croatia is located in a region of the world that has been rife with conflict since the disintegration of Yugoslavia.

In any event, and as has been mentioned, some foreign investors have taken to buying some commercial, multi-family residential and vacation real estate holdings over the course of the past ten years.

The investment by foreign nationals in single family dwellings in Croatia has been rather limited thus far, since the liberalization of the land ownership laws that commenced in the early 1990s.

Presently, the movement towards foreign nationals in the arena of residential property has been slow and deliberate. For the most part, those foreign nationals that are investing in residential real estate in Croatia are those individuals who have migrated the country (or an in country for at least a portion of the year) for business purposes.

You reviewed several vacation destinations and packages. You found the perfect destination, took care of travel and lodging. You have a pretty good idea of what you are going to do during your fantastic vacation to make it relaxing, enjoyable, and memorable. What about your vacation packing list?

Without taking time to create a vacation packing list, your perfect and carefree getaway might not end up being so perfect and carefree. It’s amazing how simply forgetting insect repellent, sunscreen, and (somehow!) your phone charger can really put a damper things. Who wants to spend time searching for a drugstore while on a dream vacation?

Forgetting just one vital item can quench the excitement of a vacation. It’s all too easy to overlook something, especially if you’re packing in a hurry. This guide will help you to create an Essential Vacation Packing List to keep your vacation on the right track.

The Absolute Basics
When all else is lost, you can still have a great time with just the bare necessities. First on your vacation packing list should be:

• Passports (check they are in date)
• Tickets, printed boarding passes or other travel documents
• Money, best to take an assortment of large and small bills (smaller bills for tipping)

Don’t forget to check the local exchange rate if travelling abroad. When carrying traveller’s checks, make sure proof of purchase is separate from the checks themselves. If you’re using plastic, note the number to call for ‘card lost or stolen abroad’ and keep it separate from the card. Toiletries, Medication, etc
Don’t forget hand sanitizer and antibacterial wipes on your Essential Vacation Packing List. You also might want your own shampoo, conditioner, shower-gel and lotions, rather than relying on local brands.

Small towels, facecloths, and robes may be a good idea. Will you need separate beach-towels? How about razors, toothbrush, mouthwash, and dental floss? (Consider buying these new, just for the vacation.) And don’t forget the insect repellent. You may want to buy or create a travellers’ first-aid kit including:

• Band-aids (various shapes and sizes)
• Tweezers
• Antiseptic ointment
• Insect-bite ointment
• Anti-diarrheal medication
• Rehydration salts (really)

Include any medications (like Advil) or other pills you usually take. UV protection and after-sun lotion are musts for sunny vacationing. If you’re skiing, you’ll need them just as much as if you’re in the desert.

Remember, in-flight security may require you to pack liquids, gels, pastes, etc. in your hold luggage (3oz or less).

Electrical Items
If you are taking phones, cameras, laptops, or MP3 players, your Essential Vacation Packing List should include the necessary peripherals such as chargers, headphones, memory cards, batteries and necessary cables. Check with your cell phone company before you leave regarding coverage (and call-rates) at your destination. Don’t forget to pack at least one universal electrical adapter if your destination has differently-configured sockets and plugs (your hotel will usually have this information).

Reading, Writing, & Entertainment
A notepad and pens are very useful, especially if travelling out of the country as you will have to complete documentation aboard the flight to your destination; and how about in-flight reading or games? If you plan to send postcards, make sure you have addresses for the recipients. You will need a valid drivers’ license if you want to rent a car. Finally, if you’re travelling in non-English-speaking areas, pack a phrasebook; it’s good manners to attempt ‘Please’ and ‘Thank you’ in the local tongue!

Also, don’t forget to check the Visitor’s Bureau of the area you are going to visit. Most cities have an online Visitor’s Bureau that will provide specific information about the area.

Here is our travel pack list & reminders of what to do before you leave for your vacation. Plus, we provide a checklist to remember what to consider packing. That way you hopefully won’t overpack or forget anything you must take with you.

Before You Leave Travel Packing Reminders:

  • Plan ahead: Sit down and prepare a travel pack list of what you’ll need, what you plan to do while in Florida, and what you must take and do before you go
  • Start looking for Florida travel deals
  • Research where you are going in Florida
  • Research reviews and do your homework (best deals, what to do, where to stay, etc…)
  • Shop for everything you’ll need or want to take
  • Start an exercise program to get your best beach body (if that is in your plan)
  • Search for and check dates and information on important documents These include, Id’s, passports & visas, pet information, etc…) Book your airfare, car rental, and lodgings (make sure you know all the terms and conditions when booking. Ie. Cancellations, refunds, and so forth
  • Check weather in the area you are visiting
  • Know your credit card information, limits, & amounts
  • Have your banking information & debit cards up to date
  • Contact anyone important to let them know you’ll be out of town
  • Visit your doctor or dentist to ensure your health
  • Accomodate for your pets (whether you take them or leave them behind)
  • Plan for someone to check your house and collect your mail & newspapers
  • Reconfirm everything we’ve mentioned and your travel pack list
  • Obtain travelers checks at your bank
  • Get all your medications and prescriptions you need
  • Have car checked and tuned up if you take your own vehicle
  • Lock up your valuables in a safe or safe deposit box
  • Pay the bills, take care of house stuff (plants, cut grass, utilities, etc…) You don’t want to look like you’re gone
  • Pick up dry cleaning and finish any last minute errands
  • Start packing what’s on your travel pack list – Make sure luggage is marked
  • Double check all documents…make copies if necessary
  • Relax, you should have everything…
  • Recheck your travel pack list and you’ll be fine.

It’s really easy, fast and cheap to book flights and hotels over the internet. But to hire a private guide via Internet – why not?

In the last year there came up a few websites that help connecting travellers with locals. The idea is simple, the local person creates a profile with information about herself, her interests, her education, her experiences etc. The traveller then can find, share and book the local guide who is perfect for him or her.

  • a copy of the tour guide licence if he is a professional tour guide
  • Reviews and ratings of previous clients. This ensures that the guide will be highly motivated to do a good service. If he won’t do a good service he will receive a bad user rating and won’t be booked again from other clients
  • Additional information about knowledge and competence of the local guide.

Part of the adventure of travel is finding new and memorable restaurants at your destination.

One of my favorite travel adventures was eating at Asti’s in New York City’s Greenwich Village the first time I went to New York (many, many years ago). I was thoroughly impressed by the opera-singing waiters, the delicious Italian food and the wall of photos and autographs of famous people who have eaten at Asti’s (it was said to have been President Franklin Roosevelt’s favorite restaurant).

Whether it is a sidewalk café in Paris, quaint little pub in a small English village or family-owned place in Little Italy; finding a great place to eat and observe the local scene may be the part of your vacation you treasure the most long after you return.

But how do you find such unique places when you travel? Clearly it helps to have a friend who lives there or a knowledgeable concierge at your hotel, but what is the adventure in that kind of travel? The true adventure is in finding the great places yourself.
