Is this all that you need to do? Sadly not! You should bear in mind that online travel agents will generally be interested in making hotels and resorts sound as good as possible. That means that they may fail to mention some of the negatives.

This means that you should also seek out some independent reviews. The advantage of an independent review is that it will tell you much more about what it’s really like to stay in a particular hotel. Don’t pay too much attention to one single review, but do try to gain an overview as to what you might expect.

Fortunately, some travel agents are happy to list such reviews on their websites. Alpha Rooms are a good example of a company who have chosen to take this approach. They clearly see it as being in the best interests of their customers to be fully informed.

Use this information to help you see whether a hotel is really worth the price that is being asked. Don’t allow yourself to be blinded by the official ratings – we all know that these can often be unrealistic.

Overview

The Croatian Property Market
Historically, the laws governing the ability of foreign nationals to purchase or otherwise own real estate in Croatia were restrictive. Of course, a great deal of this reflects the reality that through much of its history, Croatia was under the governance of other countries. For a significant part of its history, Croatia has been occupied or otherwise controlled by foreign governments.

In any event, beginning in about 1990, there has been a slow liberalization of the laws pertaining to the purchase and ownership of real estate in Croatia.

Investment Property in Croatia

With the slow liberalization of land ownership laws in Croatia — which will be discussed further and in more detail later — some foreign investors have begun to put money into Croatian real estate. However, there has not been a great rush by foreign nationals towards the investment in real property in Croatia.

There remains some uncertainty on the part of investors in regard to the stability of Croatia. Of course, Croatia is located in a region of the world that has been rife with conflict since the disintegration of Yugoslavia.

In any event, and as has been mentioned, some foreign investors have taken to buying some commercial, multi-family residential and vacation real estate holdings over the course of the past ten years.

Residential Real Estate in Croatia – Single Family Properties

The investment by foreign nationals in single family dwellings in Croatia has been rather limited thus far, since the liberalization of the land ownership laws that commenced in the early 1990s.

Presently, the movement towards foreign nationals in the arena of residential property has been slow and deliberate. For the most part, those foreign nationals that are investing in residential real estate in Croatia are those individuals who have migrated the country (or an in country for at least a portion of the year) for business purposes.

Even though investment in real estate by foreign nationals has been a bit slow on the mark thus far, foreign nationals have taken greater initiatives in investing in other types of business enterprises within that country. Again, for that reason, there are some foreign nationals who have taken steps to own residential, single family dwellings in Croatia.

It is important to note that the Croatian residential real estate market is a buyer’s market at this point in time. By this it is meant that a person interested in buying residential property in Croatia can do so in many instances without breaking the bank in the process.

Most industry experts believe that in time a person investing in Croatian residential property today will be buying a property that most certainly will appreciate over time. In other words, many real estate experts who have considered the Croatian market have concluded that buying and investing in residential property in Croatia today will be a solid and profitable investment into the future. It is expected that many more foreign nationals will take up investing in different types of real estate in Croatia in the not too distant future, including single family residences

Residential Real Estate in Croatia – Apartments

Once again, most apartments that are being purchased by foreign nationals in Croatia are being bought by those men and women that are in country for at least part of the year for business purposes. Apartments are turning out to be a practical means by which a foreign national who is finding his or her self in Croatia during part of the year can establish a convenient and comfortable home in that country at a reasonable cost.

For the most part, apartments that are being purchased by foreign nationals are located in the major Croatian cities — the major commercial centers in that country. As a rule, these apartments that are being marketed and sold in the major commercial centers in Croatia are in fact being sold for surprisingly reasonable prices.

Since 2000, there has been some movement by foreign investors to purchase apartment buildings. These investors are then turning around and are leasing the units in these buildings to other foreign nationals who find themselves in the country for a more extended period of time for business purposes.

In addition, a number of developers in the major cities in Croatia have constructed apartment buildings and complexes with all of the modern amenities associated with contemporary living. These newly constructed units have gained the attention of foreign nationals who are both investing the developments themselves and who are leasing units in these newly constructed buildings and complexes.

Beyond the construction of new apartment buildings and complexes in the major commercial centers in Croatia, there has also been a sharp increase in the number of such construction projects that are being undertaken in Mediterranean resort communities in Croatia. As will be discussed shortly, Croatia is placing great emphasis on attracting a larger tourist trade now and into the future.

Holiday Property in Croatia

In recent times, the Croatian government is taking definite steps to attract more tourists and holiday visitors to that country. Indeed, Croatia is attempting to position itself as being the best Mediterranean port of call. The country is capitalizing on the interesting history and lovely climate of the country in its appeals to potential tourists.

To this end, there has been an increase in the number of developments that are undergoing construction in resort communities. This includes not only fashionable hotels but residences that are being marketed to men and women looking to own a holiday or vacation home.

There have been some early investors who are purchasing these properties with the idea of leasing them out to other holiday travelers in the future. Presently, many of these home owners have found it difficult to keep their holiday home properties intended for lease full during the year. However, these investors are finding that they are having more days of occupancy as time progresses and as more and more international travelers are visiting Croatia.

As has been mentioned, the laws governing the foreign ownership of real estate in Croatia was restrictive. Indeed, through much of the country’s history, foreign nationals could not purchase or own real estate in many instances.

Beginning in the 1990s, Croatia began the process of liberalizing its laws governing the ownership of real estate in that country. In that regard, Croatia enacted what is known as a statute of reciprocity when it comes to foreign ownership of real estate in that country.

However, if one requires an emergency passport, one can apply which may cut the wait time down to some extent, although one may have to pay a higher fee and provide an excellent reason for the expedited passport. Once paid for and approved however, a passport last quite a few years before one is required to renew same.

In planning, one need first decide their destination and date of travel. As based on where one is leaving from may or may not have both air, bus and train travel to and within the Canada. To this end, one might want to watch a travel related channel or videos of areas in Canada where one is thinking of traveling to get at least a little bit of insight into the area.

Two of the main areas in which tourists like to visit are Vancouver and Montreal. Also, if one is not attending the Olympic Games and planning on visiting both Montreal and Vancouver, one may want to visit Montreal during the Olympic Games and wait until they are over to visit Vancouver. This is because of the the heavy crowds and intense security the Olympic Games will know doubt bring to Vancouver. While the Olympic Games can be a great deal of fun to watch. Still, unless one is attending the Olympic Games, the overcrowding and long wait times in restaurants and other venues can be very overwhelming to say the least.

Essential Vacation Packing List

You reviewed several vacation destinations and packages. You found the perfect destination, took care of travel and lodging. You have a pretty good idea of what you are going to do during your fantastic vacation to make it relaxing, enjoyable, and memorable. What about your vacation packing list?

Without taking time to create a vacation packing list, your perfect and carefree getaway might not end up being so perfect and carefree. It’s amazing how simply forgetting insect repellent, sunscreen, and (somehow!) your phone charger can really put a damper things. Who wants to spend time searching for a drugstore while on a dream vacation?

Forgetting just one vital item can quench the excitement of a vacation. It’s all too easy to overlook something, especially if you’re packing in a hurry. This guide will help you to create an Essential Vacation Packing List to keep your vacation on the right track.

The Absolute Basics
When all else is lost, you can still have a great time with just the bare necessities. First on your vacation packing list should be:

• Passports (check they are in date)
• Tickets, printed boarding passes or other travel documents
• Money, best to take an assortment of large and small bills (smaller bills for tipping)

Don’t forget to check the local exchange rate if travelling abroad. When carrying traveller’s checks, make sure proof of purchase is separate from the checks themselves. If you’re using plastic, note the number to call for ‘card lost or stolen abroad’ and keep it separate from the card. (Tip: if you’re vacationing abroad, let your credit-card company know ahead of departure so they can expect charges from out of the country.) And, if you’re carrying cash, divide it and pack it in a couple of different places.

Also, take a copy of your medical insurance details along with phone numbers and contacts in case of emergencies.

Clothes for Vacationing
If you’ll be going to a different climate, your Essential Vacation Packing List should include:

• For hot destinations – sandals, sun-hats, short sleeved shirts, shorts, sunglasses and don’t forget your bathing suit!
• For colder climates – warm hats, scarves and gloves, thick socks, light jacket and perhaps a heavier coat.

In mild or even hot locations, you may also consider a small umbrella, lightweight raincoat, and water resistant shoes. Check online to find out what the weather’s like at your destination. That’s also a good opportunity to find out about the local dress code, including what to wear if you decide to visit sacred sites such as cathedrals, mosques, or temples. (Have you made a list of the local attractions yet?)

Jewellery
Only take items that will not break your heart if they are lost. As for your costly or treasured accessories, including wristwatches… leave them behind in safety. In the case of engagement or wedding rings, if you take them off for an activity, don’t forget to put back on afterwards.

Toiletries, Medication, etc
Don’t forget hand sanitizer and antibacterial wipes on your Essential Vacation Packing List. You also might want your own shampoo, conditioner, shower-gel and lotions, rather than relying on local brands.

Small towels, facecloths, and robes may be a good idea. Will you need separate beach-towels? How about razors, toothbrush, mouthwash, and dental floss? (Consider buying these new, just for the vacation.) And don’t forget the insect repellent. You may want to buy or create a travellers’ first-aid kit including:

• Band-aids (various shapes and sizes)
• Tweezers
• Antiseptic ointment
• Insect-bite ointment
• Anti-diarrheal medication
• Rehydration salts (really)

Include any medications (like Advil) or other pills you usually take. UV protection and after-sun lotion are musts for sunny vacationing. If you’re skiing, you’ll need them just as much as if you’re in the desert.

Remember, in-flight security may require you to pack liquids, gels, pastes, etc. in your hold luggage (3oz or less).

Electrical Items
If you are taking phones, cameras, laptops, or MP3 players, your Essential Vacation Packing List should include the necessary peripherals such as chargers, headphones, memory cards, batteries and necessary cables. Check with your cell phone company before you leave regarding coverage (and call-rates) at your destination. Don’t forget to pack at least one universal electrical adapter if your destination has differently-configured sockets and plugs (your hotel will usually have this information).

Reading, Writing, & Entertainment
A notepad and pens are very useful, especially if travelling out of the country as you will have to complete documentation aboard the flight to your destination; and how about in-flight reading or games? If you plan to send postcards, make sure you have addresses for the recipients. You will need a valid drivers’ license if you want to rent a car. Finally, if you’re travelling in non-English-speaking areas, pack a phrasebook; it’s good manners to attempt ‘Please’ and ‘Thank you’ in the local tongue!

Also, don’t forget to check the Visitor’s Bureau of the area you are going to visit. Most cities have an online Visitor’s Bureau that will provide specific information about the area.

Travel Packing Check Lists – Make Your Trip & Life Easier

Here is our travel pack list & reminders of what to do before you leave for your vacation. Plus, we provide a checklist to remember what to consider packing. That way you hopefully won’t overpack or forget anything you must take with you.

This is a great article to print out and use while planning your trip.

Before You Leave Travel Packing Reminders:

  • Plan ahead: Sit down and prepare a travel pack list of what you’ll need, what you plan to do while in Florida, and what you must take and do before you go
  • Start looking for Florida travel deals
  • Research where you are going in Florida
  • Research reviews and do your homework (best deals, what to do, where to stay, etc…)
  • Shop for everything you’ll need or want to take
  • Start an exercise program to get your best beach body (if that is in your plan)
  • Search for and check dates and information on important documents These include, Id’s, passports & visas, pet information, etc…) Book your airfare, car rental, and lodgings (make sure you know all the terms and conditions when booking. Ie. Cancellations, refunds, and so forth
  • Check weather in the area you are visiting
  • Know your credit card information, limits, & amounts
  • Have your banking information & debit cards up to date
  • Contact anyone important to let them know you’ll be out of town
  • Visit your doctor or dentist to ensure your health
  • Accomodate for your pets (whether you take them or leave them behind)
  • Plan for someone to check your house and collect your mail & newspapers
  • Reconfirm everything we’ve mentioned and your travel pack list
  • Obtain travelers checks at your bank
  • Get all your medications and prescriptions you need
  • Have car checked and tuned up if you take your own vehicle
  • Lock up your valuables in a safe or safe deposit box
  • Pay the bills, take care of house stuff (plants, cut grass, utilities, etc…) You don’t want to look like you’re gone
  • Pick up dry cleaning and finish any last minute errands
  • Start packing what’s on your travel pack list – Make sure luggage is marked
  • Double check all documents…make copies if necessary
  • Relax, you should have everything…
  • Recheck your travel pack list and you’ll be fine.

1. You get to know the private guide before you book, you can speak with him and can discuss details and all this before you go.

2. You decide which guide you want to do a tour with, not the travel agency is assigning you to the tour guide they earn the most commission

3. Did I say commission? Yes, exactly, when you book through a travel agency they earn commission. Normally they aren’t directly in contact with the guide, more over there is an incoming agency in between who will also gain some money. Probably the tour guide can give you directly a much better price than the travel agency. By buying the service directly, it’s like ‘fair trade’:
The tour guide get’s his money without giving the main part of his earnings to the travel agents. And you as a traveller won’t pay such a high price as you normally do paying at the travel agency. A win win for both.

There are several websites you help you find a local guide, but not all provide enough information; use a website where you’ll find detailed information about the tour guide like:

  • a copy of the tour guide licence if he is a professional tour guide
  • Reviews and ratings of previous clients. This ensures that the guide will be highly motivated to do a good service. If he won’t do a good service he will receive a bad user rating and won’t be booked again from other clients
  • Additional information about knowledge and competence of the local guide.

Make Finding A Great Restaurant Part of Your Vacation Adventure

Part of the adventure of travel is finding new and memorable restaurants at your destination.

One of my favorite travel adventures was eating at Asti’s in New York City’s Greenwich Village the first time I went to New York (many, many years ago). I was thoroughly impressed by the opera-singing waiters, the delicious Italian food and the wall of photos and autographs of famous people who have eaten at Asti’s (it was said to have been President Franklin Roosevelt’s favorite restaurant).

Whether it is a sidewalk café in Paris, quaint little pub in a small English village or family-owned place in Little Italy; finding a great place to eat and observe the local scene may be the part of your vacation you treasure the most long after you return.

But how do you find such unique places when you travel? Clearly it helps to have a friend who lives there or a knowledgeable concierge at your hotel, but what is the adventure in that kind of travel? The true adventure is in finding the great places yourself.
